The Boise investment market continues to operate within a challenging interest rate environment, with the 10-year Treasury rate maintaining elevated levels around 4.3 to 4.5 percent throughout the first half of 2025. Multifamily maintained the lowest cap rates at 5.3 percent, followed by retail at 5.8 percent, while both industrial and office properties reached 6.0 percent. A notable divide remains between asking and closing cap rates, as many sellers continue to anchor to the record lows of recent years, creating friction with today’s market realities.

In 2024, the Boise Investment market experienced a moderate slowdown compared to the previous year. Total transaction volume decreased by 16 percent, falling from $574 million in 2023 to $482 million in 2024. In addition, number of deals also declined year-over-year by 5 percent. The office sector was particularly impacted, with the number of deals down by over 50 percent from 2023. Despite a decrease in transaction volume, the multifamily sector still led the market in sales volume, recording over $162 million in 2024.
Transaction volume is down 16% compared to 2023, marking the lowest level seen since 2016. The multifamily sector accounted for over 34% of sales volume.

Rising interest rates and high economic uncertainty resulted in the Boise Investment market seeing a major shift in sales activity in 2023 compared to the two previous record breaking years. Based on disclosed transactions, sales volume ended the year at $416 million. This is down 70 percent from 2022 and the lowest level transaction volume has reached in eight years. Fewer high priced deals traded in 2023 with only six deals over $10 million recorded. In comparison, 25 deals sold over this same dollar amount in 2022. Of the deals that traded in 2023, the industrial sector made up nearly 40 percent of transaction volume with two deals trading for over $20 million.
