Last night, Thornton Oliver Keller was honored as #10 in the Top 10 Best Places to Work in Idaho. This is Thornton Oliver Keller's 6th consecutive year on the Top 10 list. TOK was part of the Small Companies category, which had over 200 companies competing this year.

2012 was a year of continued improvement in the Boise commercial real estate market. Vacancy declined in all three sectors (office, industrial and retail), absorption was at its highest levels since 2006-2007, lease rates began to climb, and projected months of supply dropped as the year progressed. There were more investment sales and total volume of those sales was up for a 4th consecutive year.

On February 4th, 2013 Forbes.com released an article outlining the top 10 metro markets that are outperforming national housing standards...but are not receiving the credit they deserve. Boise was #3 on that list. To be an outperformer a metro area needed to have affordable houses, median home prices that are rising much faster than the rest of the nation, and a dwindling supply of single family homes at or near historically low levels.

September 2012:The Stevens-Henager Building, a 78,159 sf multi-tenant office building, was completed in August 2007. The HVAC system included a Johnson Controls Metasys building automation controller but the original construction contract never called for the controller to be programmed beyond basic operations.

2012 has seen a noticeable increase in the number of 1031 exchanges. These type of sales all but disappeared during the recession since many investors held onto their properties if they were not in a must-sell situation. With market fundamentals like occupancy, rental rates and absorption improving in office, industrial and retail sectors, more investment sales are occurring in 2012 than at any point in the last 3 years.
A 1031 exchange, or tax-deferred exchange, is a method by which a property owner trades one or more properties for one or more replacement properties of similar quality and price, while deferring the payment of federal income taxes and some state taxes on the transaction. The intent of 1031 exchanges is that no capital gains taxes are paid at the time of sale since the property owner has reinvested the proceeds into another property and not seen the economic gain on anything more than paper.
Buyers are actively looking to acquire and willing to pay fair market prices for commercial real estate with strong fundamentals; good location, quality construction, market rate rent roll, and stable tenants. Now is an opportune time for Owners of this type of commercial real estate to consider selling, as there is still a limited supply and increasing buyer demand for property fitting this profile.
